The Problem

Homeowner was experiencing foundation settlement and sinking concrete. The structure had another company pour concrete, place jacks under the footing and encase those in concrete. When this happens, the concrete bonds to the existing footing causing much more weight to be added to the home’s foundation which invariably leads to the home’s foundation sinking even faster. In this case the home has already demonstrated that it is too heavy to be fully sustained by the soil underlying it. The engineering-approved solution never involves adding substantially more weight to the structure.

The Solution

We detached the improper concrete jack supports from the footing with  an excavator to dig the area away from the locations and then use a jack hammer to permanently detach them from the structure. We also removed and replaced the concrete slab to facilitate the placement of the Stabilipier Foundation Repair System. We were able to permanently support the load of the structure by transferring the load of the structure to deeper and more stable soils. We were also able to elevate the structure back to its original position to the degree that the structure would allow without causing additional damage.

What is Foundation Settlement?

Foundation settlement is when a homes foundations sinks or shifts downward into the fround, ofter due to unsable soil conditions. This can cause various structural issues like cracks in walls, uneven floors, and doors or windows that don’t close properly. It’s a common problem, but if not addressed, it can lead to serious damage. 

Low density soil and improper water drainage can lead to a sinking foundation and foundation settlement. Poor drainage can lead to soil erosion, where the soil supporting the foundation is gradually washed away leading to settling and sinking. Heavy rainfall and water runoff can exacerbate this problem. In addition, excess water pooling around the foundation with drainage challenges can saturate and soften the soil, reducing its ability to support the weight of the house. This can lead to foundation settlement.
